It can be anticipated that surrounding residential pro- perty will be devalued in the eyes ofa potential purchaser by approximately ten per cent to 15 percent of present value. 3. The establishment of an industrial facility on the above mentioned property will in- evitably cause increased traf- fic flow with resultant noise and danger in the particular location to pedestrians and drivers. Together with this will be the probability of vehicles being parked in front of and on the properties of surrounding owners. 4. Many residents in this area depend heavily upon television and radio for their main recreational pleasure; as well as several local people nd on radio communi- is for business purposes. It is likely that welding and gtinding equipment in this proximity will cause serious interference with these impor- tant facilities. They. were informed it was done in the revamping of the zoning by-law changed to the land use by-law of May, 1980 under the new Planning Act. It was advertised, posted and a public hearing was held, and no one raised any objections at that time The residents were concern- ed about the town being able to exercise control over nuisance factors like parking, landscap- ing, etc., and Mr. McEwen answered, the town can con- trol all aspects they were concerned about, through the issuance of development per- mits. Residents voiced concern over fencing to hide unsightly mess, and Mrs. Hodgson -informed them, in order to get insurance, the yards must be fenced. The land use by-law in force spells out conditions for screening parking, and uses of developments. It was pointed out that at present the. land in question is zoned commercial, and there is a variety of permitted uses, as retail stores, hotels, theatres, coffee shops, banks,- beauty -parlors, etc. that could go there and increase traffic flow to a greater extent than a YF bottom. rearetorvereuns 97 tn Women's ng. It was concluded by Mr. Smith that most .of the people present realize the town needs industrial land, and that they are only interested in the location of such industry at present. The delegation was inform- ed that the town is presently working on a land negotiation for industrial site and should have further information by next week. RepresentattVes from Small Business and Tourism will be present at the next meeting to discuss the possibilities of the proposed sub-division. Mayor Johnson proposed that if the deal goes through it-may be possible to trad Mr. Hodgson .an acre in lieu of his present lots, to keep all the industrial in the same place. Mr. Bishop asked, what happens if the land d al does not materialize. He was assured it was in all- probability, going to go ahead. Mr. McEwen spoke on the time lines of the proposed a Seg Ota sion and at best it would take ling se two tothree months, providing (cash . everything is streamlined.
